So I moved into this neighborhood five years ago. And my goal was I was going to hit everybody in the neighborhood across the head with my name so many times that they couldn't forget it. And so I just started adding layers. I did the local business videos, I did the market updates, I hosted parties, I did garage like every single thing. And so that was my objective was taking over as many things in the neighborhood as I could. So there was no way they could forget my name.

Social media was a huge part of that.

1. Showcase stories of clients and their journey to build trust
I've also noticed how they use videos to highlight their new listings. These are simple and great videos, and they deal with the main objective - giving value for her customers. They are short and you get the feeling of the real estate.

You’ll find out that Nicole posts market updates frequently, lately she has been posting them each week. According to Nicoles own words, her clients often reach out to her as a result of market updates she shares.

Nicole basically goes through the updates about the neighbourhood of River Park South covering: - total amount of houses on the market - sold houses - pending - houses that had price change - new homes on the market and gives her comments.
During the pandemic, we were all insanely busy. And there were certain things that you had to just say, forget it, to stay sane and deal with the volumes of work we were dealing with. So two things I stopped doing local business videos and market updates. And as soon as I stopped doing those, I noticed a drastic decrease in my business.

4. Use Facebook groups to Market Your Business
Fish where the fish are. Or in other words “Go where the buyers are biting!”

Find local groups and post your market updates there. Most of your business will come from the network you’ve build and if people will find your content valuable - they’ll work wonders in spreading the word about you.
“We have a very active community Facebook group in our neighborhood. I am not the creator of it. Somebody else created it. And it is a very active group. I want to say there are like 6000-ish members in that group. And so I post my market update videos and then I chuck them and I share them in that group every single week. And so a lot of people find me there.”

5. Grow your visibility by highlighting local businesses
She had also started adding value by highlighting local businesses.

There is a wealth of creative possibilities to explore. Start by considering which businesses would benefit your clients the most.

It's a fantastic opportunity to share the hidden gems of your city. Continuously ask yourself, "What places would my clients love to know about?"

Consider partnering with a local guide to uncover and share hidden or unique places that are off the beaten path.
6. Be the knowledge broker - abuse the information assymetry
Have you heard of Curse of Knowledge? The problem is that once we know something—say, the closing costs — we find it hard to imagine not knowing it. Our knowledge has “cursed” us.

This is where you come. Show up, share insights and stuff you’ve learned along the way.

Your role as a knowledge broker can differentiate you in the market and establish you as a trusted advisor for different categories of homebuyers and sellers. This can create a sense of confidence in your expertise, making them prefer working with you.
I've got people who have reached out to me and said like, I hate realtors and I never wanted to work with a realtor. And then I started following you and I want to hire you so you can camp more with your children.

7. Cross post on all social media to increase your reach
No matter how hard you’ve worked on you content if no one will ever see it. Use all the possible distribution media, as well as facebook groups

Are there any specific social channels where you're seeing like greater success or or not? Let's peel this back.
Nicole:
Instagram is our favorite. Sure. That's where I find my people are is on Instagram, the ones that I relate with, the ones that find me and follow me. And we get like just direct DMS in Instagram for people that want to work with us.
Jason:
Talk to us about your DMs. So you said a lot of these people reach out there. Can you expound on that?
Nicole:
It's honestly just random DMs on Instagram that they're like, yeah, hi, I want to buy a house. Would you work with us? And that's the interesting line, right? Is the would you work with us? As if like they they're asking me as if I wouldn't want to, right?
8. How I would supercharge the performance of her social media presence even more
Nicole and her team are doing fantastic job by creating and streamlining such amount of quality content.

I would like to add some perspective on how I personally would improve their social media performance even more.

  • Enhance Market updates
It is an amazing content most of us would like to read. Who wouldn't want to know what is going on with real estate in your neighbourhood?
It happens that this type of content is the best fit for Lead Magnets. All they have to do is - just to DM you. This way you'll build a new incoming stream of leads whom you'll be able to nurture and lead forward.

  • Focus on Edutainment. It’s your expert stuff but that will entertain as well. Make educational content more accessible. Video isn’t always the best way for this task, I would test carousel posts and see what performs better. Maybe the market update in a form of carousel would perform better in this case.
Also I'd suggest posting more valuable content in a form of photos and carousel, since Instagram is shifted it's focus back to photos.

  • Consider adding hyper targeted social ads to her funnel as a pro tactics.
This is a huge opportunity and I wouldn't miss out on it, especially when the hardest part of the job is already done - an impressive and valuable content that can be used for attracting new clients.
